I’ve watched people spend tens of thousands of dollars renovating their home… only to make it harder to sell. Not because the work was bad. Because it wasn’t what buyers in the Saskatoon market actually wanted. Here are a few renovations that can quietly lower your home’s value: Turning a bedroom into a walk-in closet or office. Bedroom count matters. Going from 4 bedrooms to 3 can push your home into a lower price bracket, and the closet rarely makes up the difference. Converting the garage into living space. Most Saskatchewan buyers want a garage for parking, storage, and our winters. Remove it, and you shrink your buyer pool. Ripping out the only bathtub. Walk-in showers are great, but many families still want at least one tub. If there’s no bathtub left, you’ll lose some buyers. Spending all your budget on a luxury ensuite while the rest of the house still has one basic bathroom. Buyers notice the total number of bathrooms before they notice how fancy one of them is. Over-improving for the neighbourhood. A $120,000 kitchen doesn’t automatically add $120,000 in value. Every neighbourhood has a price ceiling, and it’s difficult to renovate your way past it. Installing expensive smart home systems. Technology changes quickly, and many buyers won’t pay extra for features they may never use. Completing renovations without permits where permits were required. That can create financing, appraisal, or insurance issues later and may even put a sale at risk. Using bold, highly personal finishes throughout the home. What feels unique to you may feel like a renovation project to the next buyer. The best renovations aren’t always the most expensive.
